SHOPLAND Stalowa Wola is a retail park with a total lettable area of approx. 11,500 sqm GLA on a plot of approx. 3.25 ha at the corner of Fryderyka Chopina St. and Józefa Poniatowskiego St. — directly opposite VIVO! Stalowa Wola. The scheme is anchored by a grocery operator (1,770 sqm), with two pads for drive-thru restaurants planned at the entrances.

The mall comprises 12 units — from approx. 230 to 2,200 sqm — with a profile that complements the neighbouring shopping centre: DIY, home furnishings, non-food discount, pet, drugstore, electronics and services. The tenant list is being leased and will be completed. The project is delivered to BREEAM Very Good standard; opening is preliminarily planned for 2028.

Approx. 350 m from the plot stands VIVO! Stalowa Wola (32,500 sqm GLA, 83 units, 1,000 parking spaces). The retail park benefits from the traffic the mall generates and complements its offer with formats it lacks: DIY, home, pet, electronics and drive-thru food.

An underserved north side

All value retail supply — Kaufland with its mall, the retail park on Przemysłowa St., Action, Dealz, JYSK and both Lidl stores — is concentrated in the south and the centre. Residents of Rozwadów and the northern estates currently drive across the whole city to shop.

DK77 junction and S19 access

The plot sits at the intersection of Chopina St. and Trasa Podskarpowa (national road DK77), where the Stalowa Wola and Nisko bypass begins, leading to the S19 Rudnik nad Sanem junction (Via Carpatia). Approx. 107,000 residents within a 25-minute drive time.

Stalowa Wola is a county town (54,600 residents; county 100,400) with strong industry — Huta Stalowa Wola and the expanding Euro-Park Stalowa Wola Strategic Investment Park (over 300 ha, several thousand new jobs).

Value retail — Kaufland with its mall, the retail park on Przemysłowa St. (Sinsay, Biedronka, Pepco, Dealz), Action, JYSK and both Lidl stores — is concentrated in the south and the city centre. The leasing argument is not "the brand is missing from the city", but "the brand is missing from this side of the city"; on top of that come verified gaps: DIY, homeware, pet, electronics and drive-thru food.
