SHOPLAND STALOWA WOLA
Retail park with a grocery anchor and drive-thru restaurants · approx. 11,500 sqm GLA · 3.25 ha plot opposite VIVO!
Project overview
Retail park with a grocery anchor and drive-thru restaurants opposite VIVO! in Stalowa Wola
SHOPLAND Stalowa Wola is a retail park with a total lettable area of approx. 11,500 sqm GLA on a plot of approx. 3.25 ha at the corner of Fryderyka Chopina St. and Józefa Poniatowskiego St. — directly opposite VIVO! Stalowa Wola. The scheme is anchored by a grocery operator (1,770 sqm), with two pads for drive-thru restaurants planned at the entrances.
The mall comprises 12 units — from approx. 230 to 2,200 sqm — with a profile that complements the neighbouring shopping centre: DIY, home furnishings, non-food discount, pet, drugstore, electronics and services. The tenant list is being leased and will be completed. The project is delivered to BREEAM Very Good standard; opening is preliminarily planned for 2028.

The unit mix is conceptual: 12 mall units (10,800 sqm) and 2 drive-thru food pads (700 sqm) total approx. 11,500 sqm GLA. Unit sizes follow the format standards of the brands identified in the location analysis; the final layout depends on the site plan and signed leases. Tenant names will be added once leasing is complete.
Site plan — in preparation
The site development plan drawing (mall layout, grocery anchor, drive-thru pads and parking) will be added once the concept work is complete.
Indicative site plan — the final layout is subject to agreement at the design stage. This material is for information only and does not constitute an offer within the meaning of the law.
Parking
approx. 400 parking spaces
Estimated at 35 spaces per 1,000 sqm GLA — surface parking in rows directly in front of the shopfronts, with separate parking at the grocery anchor, accessible bays and EV charging spaces. The number of spaces will be confirmed on the site plan drawing.
Why this location
Opposite VIVO! shopping centre
Approx. 350 m from the plot stands VIVO! Stalowa Wola (32,500 sqm GLA, 83 units, 1,000 parking spaces). The retail park benefits from the traffic the mall generates and complements its offer with formats it lacks: DIY, home, pet, electronics and drive-thru food.
An underserved north side
All value retail supply — Kaufland with its mall, the retail park on Przemysłowa St., Action, Dealz, JYSK and both Lidl stores — is concentrated in the south and the centre. Residents of Rozwadów and the northern estates currently drive across the whole city to shop.
DK77 junction and S19 access
The plot sits at the intersection of Chopina St. and Trasa Podskarpowa (national road DK77), where the Stalowa Wola and Nisko bypass begins, leading to the S19 Rudnik nad Sanem junction (Via Carpatia). Approx. 107,000 residents within a 25-minute drive time.
Verified market gaps
No Bricomarché, Woolworth, TEDi, Maxi Zoo, NEONET, Burger King or ALDI in the city — a realistic tenant list for approx. 11,500 sqm GLA without competing with the mall's fashion offer.
Scheme layout
Concept · to be confirmed on the site plan- Two entrances: from Chopina St. and from Poniatowskiego St. — the plot sits at the corner of both streets, by the roundabout.
- Standalone 1,770 sqm grocery anchor with its own parking.
- Retail mall with shopfronts facing the car park, units from approx. 230 to 2,200 sqm.
- Two drive-thru food pads at the entrances, visible from Chopina St.
- Perimeter service road behind the mall, pylon sign facing VIVO!.

Location
Stalowa Wola — Podkarpackie Voivodeship
- Coordinates: 50.58498 N, 22.05953 E.
- Corner of Fryderyka Chopina St. and Józefa Poniatowskiego St., northern part of the city (Rozwadów), 37-450 Stalowa Wola.
- Opposite VIVO! Stalowa Wola — intersection of Chopina St., Trasa Podskarpowa (DK77) and Poniatowskiego St.
- Start of the DK77 Stalowa Wola and Nisko bypass (15.2 km) leading to the S19 Rudnik nad Sanem junction — Via Carpatia.
- Stalowa Wola county (100,000 residents), approx. 27 km from Tarnobrzeg, approx. 60 km from Rzeszów.
Retail location analysis
All discount supply sits in the south — the north side and Rozwadów have no retail park
The plot of approx. 3.25 ha lies in the northern part of Stalowa Wola, directly opposite VIVO! (32,500 sqm GLA, 83 units, Intermarché as the grocery anchor), at the start of the DK77 bypass. Stalowa Wola is a county town (54,600 residents; county 100,400) with strong industry — Huta Stalowa Wola and the expanding Euro-Park Stalowa Wola Strategic Investment Park (over 300 ha, several thousand new jobs).
Value retail — Kaufland with its mall, the retail park on Przemysłowa St. (Sinsay, Biedronka, Pepco, Dealz), Action, JYSK and both Lidl stores — is concentrated in the south and the city centre. The leasing argument is not "the brand is missing from the city", but "the brand is missing from this side of the city"; on top of that come verified gaps: DIY, homeware, pet, electronics and drive-thru food.

Grocery competition — on the other side of the city
Stalowa Wola has five Biedronka stores, two Lidl stores, a Kaufland and an Intermarché in VIVO!. The nearest discount competitor is the Biedronka on Rozwadowska St. (0.83 km); both Lidl stores (1.7 km and 2.9 km) and Kaufland (2.2 km) lie south of the plot. ALDI has no store in Stalowa Wola — the chain is entirely absent from the city, which makes it the strongest lead for a grocery anchor.
Other gaps
- Bricomarché — absent from the city; the only DIY player is PSB Ant (Przemysłowa 11).
- Woolworth — absent from the region; TEDi — nearest in Sędziszów Małopolski.
- Maxi Zoo / Kakadu — no chain pet shop; NEONET — nearest in Nisko (8.8 km).
- Burger King — absent (McDonald's and KFC present); Popeyes — none within 30 km.

Shopping centres and retail parks
| Scheme | Address | Distance |
|---|---|---|
| VIVO! Stalowa Wola — 32,500 sqm GLA, 83 units, 1,000 spaces | Chopina 42 | 0.35 km |
| Retail park on Przemysłowa St. (Sinsay, Biedronka, Pepco, Dealz) | Przemysłowa 8–37 | 1.14 km |
| Galeria Prima | Okulickiego 16c | 1.47 km |
| Mall at Kaufland (Pepco, JYSK, Rossmann, RTV Euro AGD) | KEN 47a | 2.09 km |
VIVO! tenants cover fashion, footwear, sport and electronics (H&M, C&A, Reserved, Sinsay, CCC, Deichmann, Decathlon, Martes Sport, Media Expert, Empik, Smyk, Helios cinema). The retail park should build its advantage on formats the mall does not have.
Drive-thru food
| Chain | Location | Distance |
|---|---|---|
| KFC | Al. Jana Pawła II 12A | 1.45 km |
| McDonald's (drive-thru) | Leśna 2 | 2.87 km |
| Burger King | absent from the city | — |
| Popeyes | none within 30 km | — |
Two drive-thru pads at the entrances from Chopina St.: Burger King as the first gap to close, plus a second QSR operator or a drive-thru coffee shop. Traffic from the DK77 bypass and from VIVO! serves both locations without entering the mall car park.
Road traffic and accessibility
- The plot sits at the corner of Chopina St. and Poniatowskiego St., by the roundabout; opposite is the intersection of Chopina St. with Trasa Podskarpowa — the urban section of DK77 (Sandomierz–Stalowa Wola–Nisko–Leżajsk–Przemyśl).
- Near the Chopina St. intersection begins the DK77 Stalowa Wola and Nisko bypass (15.18 km, opened 15.05.2021) leading to the S19 Rudnik nad Sanem junction — Via Carpatia, towards Lublin and Rzeszów.
- Regional links: DW871 towards Tarnobrzeg and DW855 towards Zaklików/Kraśnik; MZK city buses with stops at VIVO!.
- Traffic volume: 2010 national traffic count on DK77 in Stalowa Wola — 10,990 vehicles/day (before the bypass). Current AADT: GDDKiA traffic count (DK77) / PZDW Rzeszów (DW871, DW855).
Strengths
- Traffic generated by VIVO! approx. 350 m away — without the cost of creating it.
- All discount-format competition is concentrated in the south of the city; the north and Rozwadów are unserved.
- Verified category gaps: DIY, homeware, pet, electronics, drive-thru food.
- No ALDI in the city — a realistic alternative for the grocery anchor.
- DK77 junction next to the plot and S19 within approx. 15 km; approx. 107,000 residents in the 25-minute zone.
- Strong industrial base: HSW and Euro-Park Stalowa Wola (300+ ha, several thousand planned jobs).
Risks
- Demographics: the city lost 18.9% of its residents between 2002 and 2024; the GUS forecast for the county in 2050 is approx. 80,000.
- Retail saturation: 32,500 sqm GLA in VIVO! plus the Przemysłowa retail park and the Kaufland mall.
- ALDI as the anchor — the chain is absent from the city; entry requires the full expansion-department approval path.
- PSB Ant (rated 4.6 across 1,555 reviews) — a strong local DIY player.
- A standard grocery-operator exclusivity clause would exclude Maxi Zoo, Rossmann, Woolworth and TEDi — to be negotiated before the LOI.
